1. Booking & Payment

A 50% deposit is required to confirm your reservation. The remaining balance is due 30 days prior to arrival. For bookings made within 30 days of arrival, full payment is required at the time of booking.

2. Cancellation Policy

Cancellations made 60 or more days prior to arrival: Full refund minus a $250 administrative fee.

Cancellations made 30-59 days prior to arrival: 50% refund of total booking amount.

Cancellations made less than 30 days prior to arrival: No refund.

We strongly recommend purchasing travel insurance to protect your investment.

3. Check-In & Check-Out

Check-in time: 3:00 PM. Check-out time: 11:00 AM. Early check-in or late check-out may be available upon request and is subject to availability and additional fees.

4. Maximum Occupancy

The villa accommodates a maximum of 10 guests. Additional guests beyond the stated maximum are not permitted without prior approval and may incur additional charges.

5. House Rules

No smoking inside the villa. Smoking is permitted in designated outdoor areas only.

No pets allowed unless prior written approval is obtained.

No parties or events without prior written approval and payment of an event fee.

Quiet hours are from 10:00 PM to 8:00 AM. Please be respectful of neighbors.

All guests must be registered at the time of booking.

6. Damage Waiver & Security

A mandatory damage waiver fee is included in your booking. This covers minor accidental damage up to $500. Guests are responsible for any damage exceeding this amount. Intentional damage, negligence, or violation of house rules will result in charges to the guest.

7. Liability

Guests use the villa and its amenities at their own risk. The owner and management are not liable for any injuries, accidents, or loss of personal belongings during your stay. Children must be supervised at all times, especially around the pool area.

8. Pool Safety

There is no lifeguard on duty. Swimming is at your own risk. Children under 14 must be accompanied by an adult when using the pool. No diving. No glassware in or around the pool area.

9. Force Majeure

In the event of circumstances beyond our control (natural disasters, government actions, pandemic, etc.), we will work with you to reschedule your stay or provide a credit for future use. Refunds in force majeure situations are at our discretion.

10. Governing Law

These terms and conditions are governed by the laws of Jamaica. Any disputes shall be resolved in the courts of Jamaica.
